    Ambition, constraints, family or brand, and the kind of place the project should become.

    Site and property evaluation

    Light, storm, views, setbacks, existing structure, and the quiet facts that decide a plan.

  3. 03

    Programming

    Rooms, staff, guests, water, landscape, and the calendar of a year in the house or building.

  4. 04

    Concept design

    Massing, sequence, and the first architectural idea — tested, not decorated.

  5. 05

    Schematic design

    Plans, sections, and a material direction precise enough to share with engineering and cost.

  6. 06

    Visualization

    Palazzo digital visualization used as a design instrument, not merely a sales image.

  7. 07

    Design development

    Joinery, structure, envelope, and the coordination that makes a drawing buildable.

  8. 08

    Engineering coordination

    Structural, MEP, and civil work inside the Palazzo ecosystem rather than as a late overlay.

  9. 09

    Permitting

    Documentation assembled for the jurisdictions of South Florida with construction in mind.

  10. 10

    Construction documentation

    The set from which the building is actually made.

    Procurement

    Materials, millwork, and specialty trades — including the Palazzo Showroom where appropriate.

    Construction

    Architecture remaining present while Palazzo Construction builds.

    Completion

    Punch, commissioning, and the last calibration of light, hardware, and landscape.
